Check before sending - The site never names the owner. Matt Amuchastegui is named as owner/principal broker on his LinkedIn and usdaproperties.com, so the pitch addresses him; the demo does not name him. - No email address on the site. Verify one before sending. - No reviews on the site, so none in the demo. I couldn't check Zillow (it blocks automated reads). - Hero is their own Running Y premiere listing photo from klamathproperty.com; the family photo on their site was left out (people not identified). - Demo areas (Klamath Falls, Running Y Ranch, Upper Klamath Lake, Williamson River) come from their own photo captions and copy. - Open the demo and audit on a phone the same day and recheck every fact against their live site.

Hi Matt,

I'm Eric, a web developer in Eugene. I was looking at Lincoln Homes Inc.'s site and noticed that the main heading on your site is "Scroll Down To Learn More", and both listing buttons send buyers to a Flexmls page instead of your own site.

So I built a rough concept of your site, redone, using your own words and photos: https://ulric-demos.pages.dev/lincoln-homes-inc-t7kq/ It's unofficial and hidden from Google, and the listings in it are samples. It comes down whenever you ask.

I also wrote a short search audit: https://ulric-demos.pages.dev/lincoln-homes-inc-t7kq/audit.html. The top three:

  1. The page's h1 is "Scroll Down To Learn More".
  2. "CLICK TO VIEW LISTINGS" and the red MLS banner open link.flexmls.com, off your site.
  3. New-listing alerts are a manual email signup, and no agents are named on the site.

The idea is your listings, search and area pages on your own domain, so Google has your pages to send buyers to, not just Zillow's. Here's one I built for Lauren Rose in Portland: https://laurenroserealty.com

On Lauren Rose's site, buyers search on a map, browse city pages like https://laurenroserealty.com/homes/in/eugene, save searches, and check "What's my home worth?". All of it is on her own domain, and her MLS reviewed the feed before go-live. How it's built: https://ulric.studio/work/idx-listing-platform

I'm also building this into a fuller platform for agents. It isn't finished, so I'm not selling it yet.
