Pitch: Off & Running Real Estate (Jim Leonard, Principal Broker, and Tess Leonard, Broker; Eugene)

DRAFT ONLY. Nothing has been sent. Eric reviews, then sends by hand from eric@ulric.studio in plain text (no tracking, no attachments). Realtor lead track, from /workspace/ulric-email-campaign/campaign.md section 2(d).

Check before sending - Address to Jim (principal broker, first contact on the site). Tess is co-founder; Eric may want to name both. - Demo uses their photos and bios from the site. The three testimonials and the '100s of properties sold' / '#1 customer service' claims were left out on purpose. - Demo areas (Eugene, Springfield, South Eugene, Lane County) are my picks based on 'Eugene, Springfield, and greater Lane County' on their site. - Open the demo and audit on a phone the same day and recheck every fact against their live site.

Subject A: Off & Running Real Estate's site, redone, with listings on your own domain Subject B: A concept site and 3 search notes for Off & Running Real Estate

Hi Jim,

I'm Eric, a web developer in Eugene. I was looking at Off & Running Real Estate's site and noticed that it runs a real estate theme but has no home search, and the page source still reports WordPress 5.7.14.

So I built a rough concept of your site, redone, using your own words and photos: https://ulric-demos.pages.dev/off-and-running-real-estate-rtvq/ It's unofficial and hidden from Google, and the listings in it are samples. It comes down whenever you ask.

I also wrote a short search audit: https://ulric-demos.pages.dev/off-and-running-real-estate-rtvq/audit.html. The top three:

  1. WordPress 5.7.14 is a 2021-era version, so it's worth updating.
  2. The home page still says "13 Years in Business" (2008 makes it 18).
  3. A hidden login box says "User registration is disabled for demo purpose."

The idea is your listings, search and area pages on your own domain, so Google has your pages to send buyers to, not just Zillow's. Here's one I built for Lauren Rose in Portland: https://laurenroserealty.com

A simple site is $500 up front, then $199 a month. A five-page Sprint is $2,500. The MLS feed is $149 a month plus $500 setup. Your MLS may charge its own license fee, billed separately. https://ulric.studio/pricing

Subject: Re: Off & Running Real Estate's site, redone, with listings on your own domain

Hi Jim,

A short follow-up on the Off & Running Real Estate concept: https://ulric-demos.pages.dev/off-and-running-real-estate-rtvq/

On Lauren Rose's site, buyers search on a map, browse city pages like https://laurenroserealty.com/homes/in/eugene, save searches, and check "What's my home worth?". All of it is on her own domain, and her MLS reviewed the feed before go-live. How it's built: https://ulric.studio/work/idx-listing-platform

In Lauren's words: "If you’re trying to systemize your business, build your website, and/or your branding in any field he is your guy!"

I'm also building this into a fuller platform for agents. It isn't finished, so I'm not selling it yet.
